The list of services provided by the Property Management Department (including lease):

A)   Market research and forecast;

      I)    Preparation before sale:

·        Preparation of the property for clients’ view (including cleaning);

·        Clarification of property parameters;

·        Preparation and advertising according to the marketing concept;

·        Meeting potential clients for view any day of a week;

·        Keeping accounts and analysis of the interested prospects;

·        Checking and selection of potential clients;

   J)    Leasing the property and solution of the problems:

o    Gathering of rent payments:

·        Issuing and delivering of invoices;
·        Working on the issues preventing the delayed rent payments;
·        Informing about the payment receipt and lease termination of the property
 

o    Technical maintenance, repair:

·        Technical maintenance of the property (solution of minor problems, cleaning service, prompt solution of occurred technical problems);
·        Ascertainment of repair needs and listing the rules on prophylactic technical condition of the property for further use;
·        Arranging and control of the area close to the property (if the property is with its area)
·        Organization of the work on the large reconstruction of the property if needed:

 

o    Inspection:

·        Organization of periodical inspections (inside and outside) on the questions of repair,safety, codex execution and behavior rules, 
   violation of lease agreement terms and other similar problems;
·        Providing the property owner with the reports on the current condition of the property;
·        Definition of the rules of safety and discipline in the property area and execution control;
·        Solution of the problems while violation of rules.

 

o    Finance:

·        Organization of financial reports on the services of management and maintenance of the property;

·        Historical accountancy and statistics

·        Preparation of monthly reports, incl info on income and outcome, easy for reading and studying  ;

·        Preparation of annual report.

 

o    Delivery of the property by the tenant:

·        Inspection of the leased property and preparation of the report of the property condition on the delivery time;

·        Arranging of repair or cleaning works, replacement of lock if needed.

 

o    Repeated marketing of the property in property market:

·        Organization of new advertising campaign for property development in the market;

·        Search of new clients and repeated work with them as per the above-mentioned process.
